    Perfect 8 year old hobby shop/garage with plenty of electric service and plumbing rough in for full bath. Area is zoned residential so daily business use unlikely. Ive been using it as a woodworking shop and for restoring cars. Plan was to restore house, just simply do not have the time and don't see it happening soon. Very busy. OHD does not have opener. *40 year architectural shingles, cool looking building....see pics. *Single phase 100 amp 220 volt service with plenty of room remaining in panel. There are dedicated 15 and 20 amp circuits throughout, 20 and 30 amp 220 volt circuits for tools and heat and plenty of interior and exterior lighting. Heat provided by Williams 7.5 kw fan forced heater and comfortably keeps shop at 70 degrees on coldest of days. OHD is also insulated. Electric bills surprisingly affordable due to insulation and the Williams heater is efficient. *Has trough drain with cleanout and plumbing rough for full bath in new waste/vent piping to house. Needs ejector in main house. Electric is also fed through new 200 amp service/panel in house. All utilities underground including electric. *32 linear feet of built in workbench with plenty of storage underneath. 2 other smaller work stations built in. *All circuitry in EMT pipe with min. 12 ga wiring and appropriate wiring for tools....table saw etc. *Plumbing IDPH inspected and passed. Point of use hot water tank above bath rough in. Due to sheer weight and mounting, the following tools are included in sale price. *1966 Powermatic 66 10" left tilt tablesaw with shop fox fence (50" max rip) and rare 21 1/2" cast iron factory extension. Fully restored with all new bearings, Leeson 3hp motor, top reground (has a couple of linear gouges that do not affect performance. Trunion completely gone through, new magnetic switch. *Grizzly GO513X2 2hp bandsaw, approx 4 years old. Few extra blades included. *Grizzly air scrubber *Pair of Craftsman Radial Arm saws built into workbench. *Husky 2 stage 4hp 80 gallon compressor. 42" Homak double stack and Craftsman 26" triple stack tool cabinets negotiable. All other cabinetry stays. 6" 6 bag concrete floor with 5/8" rebar on 2' centers, chaired and tied. The house.......is not for a novice or weekend warrior. Except the electric service it needs everything. Mostly gutted to the studs. Awesome 1861 wood frame over some brick Italianate 2 story on limestone base, exterior walls and basement (partial) structurally sound. Needs structural repairs to roof and personally I would put in clear span floor trusses to allow for rearranging the footprint. The house is 37 x 26 x 2 stories for an approximate square footage of 1900. Sits on a corner lot 1 block from downtown Mt Carroll. Lot measures appx. 70 x 116 or a little under 1/5 acre. Many beautifully restored similar era homes throughout town. Mt Carroll is a great small town, county seat and has a thriving resurgent downtown business district. Great place to retire.
