Bathroom is recently renovated and has granite and tile throughout with a double window for ventilation. The kitchen is stocked with all the needed kitchen tools to allow you to cook comfortably with a gas stove. Use the office for a bonus room, arts and crafts or place to study while looking out to the sunroom and backyard. Beautiful enclosed climate controlled sunroom with screens and roman shades overlooking the rose garden. All windows and doors have bars for increased security. * Owner pays water utilities only * No smoking of any kind indoors, a min of $500 damage fee would apply if this rule was broken. * Pets must be approved and require a $500 pet deposit. (This is used for post stay pet cleaning.) * Owner retains the right to inspect inside property 2 times a month at renters' convenience. Renter will be given 3 choices of days times and may or may not be present at their choice * A minimum $200 cleaning fee will be retained from damage deposit for post stay deep cleaning. Assuming renter follows exit checklist, does not leave the house a mess, other than deep cleaning needed and there are no damages or additional repairs due to renter will receive damage deposit back. Owner will provide cleaning supplies during their stay and the renter will be expected to maintain property during the stay. In some long-term cases and if the home appears to need it, the owner may require that the home be cleaned regularly at renters expense. * Owner maintains weed pulling, yard maintained, and monthly pest spray inside and outside home. Renter maintains the front and back yard to appear respectable. * Application, background check, Lease agreement will be signed and deposits made prior to gaining access to the home. Owner retains the right to meet with renter prior to entry * Minimum 90 day stay, max 12 months. Some exceptions may be made, please inquire. * 90 day stays require full payment upfront as well as deposit and pet deposits. For lease longer than 90 days, first and last month rent is required along with damage deposits. Furniture, Utilities, TV, Projector and Internet included.
