First month's rent and $1300 toward the security deposit owed upon initial occupancy. The remainder of the security deposit ($1500) to be paid in monthly installments of $500, due with the monthly rent. Three hundred dollars is non-refundable, the remainder is refundable if no excessive damage is found upon the end of tenancy. Owner pays water and sewer. Renter will pay electric, gas (both Puget Sound Energy), garbage (Waste Management), and cable/internet/phone (Comcast is a current provider). Renter will do basic yard maintenance including edging and mowing or pay a quarterly $250 fee for a landscaper. Pets are accepted on a case by case basis. There will be a refundable $500 pet fee; refunded if no unreasonable damage from the pet(s) is found at the end of tenancy. In addition, a $50 per month per pet surcharge will be incurred for every cat and/or dog.
