Tenant is responsible for any damage beyond normal wear and tear, including damage caused by misuse, neglect, pets, or guests. Costs for repair, replacement, or cleaning due to Tenant-caused damage may be deducted from the security deposit or billed to the Tenant.
3. Utilities Responsibility
Tenant is responsible for payment of all utilities, including but not limited to:

Gas
Water and sewer
Trash/recycling
Internet, cable, and any optional services
Utilities must be transferred to Tenant's name at the start of the lease and maintained throughout the lease term.
4. Lawn & Exterior Maintenance
Owner is responsible for routine lawn and exterior care, including:
Lawn mowing and edging
Watering landscaping as required
Weed control
Leaf removal and general yard cleanliness
5. Alterations & Use
No alterations, painting, mounting, or modifications to the property are permitted without prior written consent from the Landlord. Tenant agrees to use the property for residential purposes only.
6. Cleaning & Move-Out Condition
Tenant agrees to return the property in substantially the same condition as received, excluding normal wear and tear. Cleaning costs, excessive damage, or disposal of abandoned items may be deducted from the security deposit if necessary.
7. Security Deposit
A security deposit of $3000 is required and may be used to cover:
Unpaid rent or utilities
Damage to the property beyond normal wear and tear
Excessive cleaning
Other amounts lawfully due under the lease
8. Inspections
Landlord reserves the right to conduct reasonable inspections of the property with proper notice, as permitted by law, to ensure the property is being properly maintained
