Tenant will take over existing lease from current tenant via lease assignment. A non-refundable payment of $1500 cash or check is due once application is approved. You won't have to pay any deposit, and you will get the full $2875 upon lease termination next year from the leasing management company. Once I receive the check I have to pay $500 to the management company to assign the lease to you. Lease Assignment Explanation - It is the tenant's (mine) responsibility to find a new tenant to take over my lease agreement. Advantage Property will process and approve any applications, but I am responsible for finding a new tenant to take over my lease agreement. Any assignment of the lease must be approved in writing by Advantage Property Management before any new tenants move into the home. - Replacement tenant(s) must fill out and application fee (one application required per occupant over 18 years of age) and qualify before an assignment can be signed. - Currently held Security Deposit will remain with the lease and will not be refunded to leaving tenant. All rights to Security Deposit will transfer and be assigned to new tenants of lease assignment. - The Assignment is not binding until approved in writing by Advantage Property Management. - I will be notified once approved applications are completed. No personal information can be released to me, regarding applications being denied and for what reason. I need to make sure I inform applicants that they do run full rental, criminal and credit history of each adult member of a household, that we have pet restrictions.
