    A quiet, vintage building in an upscale Long Beach neighborhood (Belmont Heights), a mixed use area with million dollar SFRs and apartments steps from shops, restaurants and the beaches in Belmont Shore. The buildings are on a hill overlooking the ocean and the City. Breezes come off the ocean at night. In summer, proximity to the ocean often makes the area tens of degrees cooler in summer and ten degrees warmer in winter. Built in 1923, the building features vintage amenities like double hung windows on three sides, hardwood vinyl floors, and a walk-in closet with built-ins of the era. Nothing is quite plumb or level, contributing to the quirky charm of the building. Vacancies are rare and units usually rent quickly. The kitchen features refrigerator and freezer drawers; the farmhouse sink is flanked by builtin shelves and quartz counters.. The clawfoot tub is newly enclosed and tiled. Natural light from three sides makes this an especially charming and pleasant space. The sleeping alcove allows for flexibility as it can house a full size bed or can easily be used as an office/dining area if a daybed or futon is used in the main room for sleeping/seating. Although small, built-ins, a separate sleeping/office alcove, and a walk-in closet make this a surprisingly efficient space. The building is located in the highly desirable 90803 zip code. This apartment community was built in 1923 and has 2 stories with 8 units. Unit 7 is one of two studio apartments above the 4 garages and laundry room. This is a walkable area with many destinations accessible by foot or bicycle. Bike and walking trails blanket Long Beach and trail go off road, behind gated housing, along the rivers and through parks. The network of trails is available online, ready to explore. Restaurants, bars, shops, the University, parks, Belmont Plaza Pool, gyms, the Pacific Ocean and Alamitos Bay, the new shops at PCH/2nd, all are within walking /cycling distance. Street parking is easy if you consider the adjacent blocks as close enough in this highly walkable neighborhood. Owner collects from tenants for gas ,hot water, refuse as a separate fee ($200) with the rent ($1475). The tenant pays for electricity on an individual meter. There is onsite laundry and locked privacy gates surround the buildings, There are no pets and no smoking. The 4 garages rent separately for $100/mo. None is currently available. The garages, built in the 40s, are narrow and often used for storage rather than for a car. For example, A 2001 VW GTI or a Fiat will fit, but they are narrow cars. Bicycles and motorcycles and narrow/small cars may fit into the garages. Otherwise on-street parking is usually available but you might have to walk to and from your space...many of the neighboring streets are almost all SFD with ample street parking but the 200 block of Belmont Ave has many apartment buildings so parking in front of the building is at a premium; parking across 2nd Street or on neighboring blocks is usually plentiful. This is a very walkable neighborhood, Utility costs have increased dramatically this month and this portion of monthly costs could increase if this bill continues to spike upwards. Natural Gas prices have increased 300% this month and tenants pay for utilities in CA. A 1 year lease, going month-to-month thereafter, is required. This is a quiet adult building. Families with children have lived here but the children have always been well supervised and subject to the same noise and behavior rules that govern adults in the House Rules. The common areas are quiet and well maintained. Tenants are required to keep the space tidy and clean, both inside and out. We have laundry cleaning and gardening services but tenants regularly sweep and tidy up, especially the trash area off the alley which is accessible to the public and needs a communal helping hand to keep it tidy and usable by tenants.
