Renter pays utilities, gas and electric. Renter responsible for yard maintenance or $100/month fee for owner to maintain, this includes watering, weed control, mowing, etc. Lawnmower, weed whacker on property available for use. Sprinkler system will be repaired by next summer, watering is currently done with hose attached sprinkler. Salt water softener needs to be filled, it should never be empty or it will cause corrosion to the plumbing. Owner can also take responsibility for this with a small fee. There are currently 7 chickens on the property which will be cared for by owner until they can be rehomed. Tenants are welcome to help themselves to farm fresh eggs though. I'm happy to leave partially furnished per tenant request. Up to $500 of rent can be covered with trade for upgrades to the house with preapproval only. Upgrades must be done correctly by someone who is experienced, no YouTube jobs unless they're simple jobs not requiring professional or certified individuals. A 30 day notice is required for vacating the property in order to allow enough time for new renters. Lease terms are negotiable within reason. No smoking inside the home. Any damage will be the tenants responsibility to fix or will be pulled from the deposit, this does not include normal wear and tear within reason. It is tenants responsibility to report any major damages immediately, leaky pipes, broken appliances anything that can cause damage. Immediate reporting and addressing any problem help minimize damages to the home.negotiable 6 month lease and then month to month.
