Lock-out fee is $50. $800 pet fee is non-refundable. $1800 deposit covers damages and cleaning. The cleaning portion is not refundable and depends on the amount of cleaning requied. What We Are Looking for in a Tenant 1. The Tenant's regular total weekly take-home pay (not counting overtime or bonuses) will be greater than one month's rent. In other words, the Tenant's regular total monthly income will be at least four times one month's rent. The Tenant will be a good employee with a steady or steadily improving employment history. 2. Tenants will not smoke. Guests that smoke will do so outside. Cigarette butts and filters will be picked up. 3. The Tenant will not have pets nor feed stray animals. If Tenant has pets (e.g. dog(s) and/or cat(s), the Tenant will pay an $800 non-refundable one-time pet fee. 4. The Tenant will assign no more than two children or one adult to a smaller bedroom, and no more than two adults or one adult and two children to the master bedroom. 5. Each adult Tenant will have a favorable credit and criminal history. A lack of credit history is not a favorable credit history. A recent felony conviction, multiple recent misdemeanors, or a sex offense is not a favorable criminal history. 6. Tenants will have a good history with previous rentals / home purchases. Evictions are not a good history. 7. A Tenant must not be a sex offender. A sex offense conviction is sufficient cause for eviction.
