While we understand that bad things happen to good people, if there are too many delinquencies prior to the "event" or no open and current lines of credit, your application will be denied. Income must be 2.5 times the amount of the rent based on your gross wages. If you receive government funds such as SS or SSD then the amount can be "grossed up" for what your gross wages would be if you were paying income taxes. Criminal Records Violent crimes or drug charges without a period of at least two years will disqualify you. Evictions Evictions demonstrate a disregard for the landlord and the agreement. Evictions in recent history will cause your application to be denied. Rental History Most emphasis is place on prior rental history.
