One year lease. Tenants required to submit application and are subject to credit screening. Renters insurance required RENTAL CRITERIA AND POLICIES Credit report is used to verify identity and the tendency to pay one's bills. While we understand that bad things happen to good people, if there are too many delinquencies prior to the "event" or no open and current lines of credit, your application will be denied. Income must be 2.5 times the amount of the rent based on your gross wages. If you receive government funds such as SS or SSD then the amount can be "grossed up" for what your gross wages would be if you were paying income taxes. Criminal Records Violent crimes or drug charges without a period of at least two years will disqualify you. Evictions Evictions demonstrate a disregard for the landlord and the agreement. Evictions in recent history will cause your application to be denied. Rental History Most emphasis is place on prior rental history. (not where you currently are living-although contact information is required for that landlord as well) Lack of credit or rental history This does not necessarily mean your application will be denied. Often a double deposit or the last month's rent in advance will be offered to an applicant with excellent references. (School, employment) In some cases with insufficient qualifications a double deposit may be offered on situations that are not met as described above.
