Rent is due without demand, and a late fee of $520 (20% of rent) will be charged if rent is not received within 5 days after the due date. Security Deposit: A security deposit of $2600, equivalent to one months' rent, is required upon signing the lease. This deposit will be refunded upon termination of the lease, minus any deductions for damages or unpaid rent, in accordance with Wisconsin law. Pet Policy: Pets are allowed. Up to 3 pets max. There is a non-refundable pet fee of $150 and/or an additional pet deposit of $50 per month per pet. Tenant must comply with all local ordinances regarding pets. Utilities: Tenant is responsible for paying all utilities including, but not limited to, electricity, gas, water, and sewage, unless otherwise specified. Maintenance and Repairs: Tenant agrees to maintain the premises in a clean and sanitary condition. The landlord is responsible for major repairs unless damage is caused by the tenant's negligence. Tenant must promptly notify the landlord of any required repairs. Alterations: Tenant shall not make alterations, including but not limited to painting, structural changes, or installation of appliances, without the written consent of the landlord. Smoking Policy: Smoking is not permitted. Subletting: Tenant shall not sublet or assign the premises without the prior written consent of the landlord. Insurance: Tenant is required to carry renters' insurance with liability coverage of at least $100,000, providing coverage for personal belongings and damages caused by the tenant. Landlord's Right of Entry: The landlord may enter the premises upon reasonable notice for inspections, repairs, or showing the property to prospective tenants. Except in emergencies, at least 24 hours' notice will be provided. Early Termination: If tenant wishes to terminate the lease before its expiration, they must provide at least 30 to 60 days' written notice and may be subject to an early termination fee of 2 to 4 months rent, in accordance with Wisconsin law. Late Fees: A late fee of $520 will be charged if rent is not received within 5 days after the due date. Additional late fees may be imposed for continued non-payment. State Law: This lease shall be governed by and construed in accordance with the laws of the State of Wisconsin. Any disputes shall be resolved through the appropriate courts in Milwaukee County, Wisconsin.
