In a month-to-month lease, Tenant or Landlord may terminate the lease without cause or fault with a 30-day notice. Lease may be terminated at anytime by Landlord due to Tenant lease violations or Tenant non-payment of full rent by due date. In these cases, Tenant will be given Oregon 13-day Notice of Nonpayment and Notification of Termination of Lease. Final day of lease will entail a Landlord and Tenant walkthrough of the property, a return of all keys, and Tenant vacating the premises. Holdover Tenant: If Tenant remains in property beyond the day they're supposed to (based on but not limited to end-of-lease date, stated date on Tenant notice to terminate lease agreement, Landlord notice to terminate lease agreement), Tenant will pay a daily fee of $100, due each day until Tenant vacates premises and turns in keys.
