Cottage rental with 2 small bedrooms. Newly updated bathroom with washer and dryer hook-ups. New flooring in some areas of the home. New ceiling fans and/or light fixtures installed. Eat-in kitchen dining area. Baker's rack included for convenience near the stove. Wood feature wall in the living room. Metal roofing and siding. Screened porch. Covered parking. Range and refrigerator provided. One year lease required, with optional month-to-month after first year. Rent only increases if insurance and/or property tax increases. I will happily show the paperwork. $300 non-refundable pet fee per pet. There is no existing fence. Tenant is allowed to build a "temporary" fence, which I have done using t-posts and hog panels. Please make sure all pets are treated for fleas and ticks. We will withhold the security deposit if we have to remove pests (as we've done before, and it took months). Utilities are paid by tenant. We provide air filters every 3 months at no charge. We pay plumbing costs UNLESS we find clogs caused by cigarette butts and/or "flushable" wipes. We've run into this twice, so blame previous tenants for the precaution. Tenant is responsible for upkeep of yard. I have a someone who will mow if needed. Cost is $50 per mow due to size of yard. NO SMOKING is allowed in the house. Use the screened porch if necessary, and please don't leave butts on the lawn or driveway. Will rent to own as-is for $2500 non-refundable down payment and $700/month for 5 years. We will provide property taxes and homeowners insurance at the current rate, but any deductibles would be paid by the tenant, and any increases in insurance of property taxes will increase the monthly payment. Documentation would be provided at time of increase. We would not provide any maintenance under a rent-to-own contract. All payments must be paid on time. More than 5 late payments will void the contract.
