Damage Reporting Tenant shall immediately report leaks, plumbing, electrical, HVAC, or other maintenance issues. 7. Move-Out Cleaning Property must be returned reasonably clean, trash removed, refrigerator emptied, and all personal belongings removed. Extraordinary cleaning may be deducted from the security deposit. 8. Plumbing Do not flush wipes, feminine products, grease, oil, or other materials that may clog drains. Repairs due to misuse are Tenant's responsibility. 9. Pets No pets without prior written approval from Landlord. 10. Exterior Tenant shall keep yard, patio, driveway, and exterior areas free of trash and debris. 11. Vehicles No abandoned, inoperable, or unregistered vehicles. No vehicle repairs on the property. 12. Security Devices Tampering with smoke detectors is prohibited. 13. Locks Tenant may not change locks, access codes, or smart devices without written permission. 14. Air Filter Tenant shall notify Landlord when the HVAC filter requires replacement and shall not service the HVAC system without authorization. 15. Illegal Activity Illegal activity is strictly prohibited and constitutes a material breach of the Lease. 16. Damage Tenant is responsible for damage caused beyond ordinary wear and tear. 17. Inspections Landlord may inspect the property with at least 24 hours' notice except in emergencies. 18. Default Violation of this Addendum may constitute a material breach of the Lease and may result in legal remedies under Oklahoma law.
