The intention is to lease this home partially (and minimally) furnished. Owners intend a minimum of a year lease, (no short term.) Tenants have use of a large 2 car garage, a 3rd locked garage space will be retained by owner. Small dog or cat may be permitted; however, any animal will be by agreement of Tenant and Owner and provisions will be made in the lease, including a pet deposit. Lawn care is provided by Owners to the 'low maintenance' (mainly rock) front yard. - Showings will be arranged by email or phone during late Sept and Oct 22. Some details within lease: -No smoking Tenants. -Owner is open to small animals by explicit agreement of both parties, identification of animal to Owner, and a pet deposit. *See last terms on page. -Lease will be effectuated with the parties that sign the lease. No other longer-term 'stays' by individuals or families that are not on the lease will be permitted. -Parking will be at backside of home or in garage. (Large trucks will not fit into these two garage spaces.) -Preference is for a one year lease, possibly longer. Tenant pays water with City of Horseshoe Bay, and PEC electric utilities. -Home is serviced bi-annually for pest control/spraying/maintenance. -Owner provides for basic lawn maintenance -tenant can upgrade lawn maintenance at their own expense. -Upon signing a lease, owner will put Tenant's security deposit in trust for duration of lease. A last month's rent will be required two weeks before it is due. Owner will be evaluating potential Tenants will need to meet eligibility requirements. A rental application may be denied, based upon (1) criminal history; (2) previous rental history; (3) current income; (4) credit history; or (5) failure to provide accurate or complete information on the application form. Applicant's gross income or capability to pay rent must meet the expectations of owner. If a former renter, Applicant must deliver phone #'s and receive positive references from previous landlords for the past 5 years. Applicant's credit score must be evaluated, and at least 675. No evictions. A background check will be conducted on all applicant's over 18. *One dog or cat may be allowed pending approval. A pet is subject to a non-refundable pet fee and (potentially) a monthly pet rent.
