A rental application may be denied, based upon (1) criminal history; (2) previous rental history; (3) current income; (4) credit history; or (5) failure to provide accurate or complete information on the application form. Applicant's gross income or capability to pay rent must meet the expectations of owner. If a former renter, Applicant must deliver phone #'s and receive positive references from previous landlords for the past 5 years. Applicant's credit score must be evaluated, and at least 675. No evictions. A background check will be conducted on all applicant's over 18. *One dog or cat may be allowed pending approval. A pet is subject to a non-refundable pet fee and (potentially) a monthly pet rent.
