($60/month gardener fee separate from the rent) * Rent is due on the 1st of every month, grace period is until 5th of every month. * $100 Late Fee will be charged for every late rent payment or rent not paid in full. * Landlord holds the right to give evacuation notice to tenant(s) on 3 occurrences of late rent payments. * Deposit is refundable after cleaning & other wear & tear charges. Any refunded amount is payable only after move out inspection by the landlord. * Front yard watering days are only Tue., Thu. & Sat. as per the City of Manteca. * Tenant will be liable for any fine imposed by the City of Manteca for running sprinklers on the days other than the above mentioned. * Tenant is responsible for taking care of his/her pets playing in & around the house and maintaining the cleanliness of the house. * A minimum of 30 days notice is required in case of moving out. * Early termination/ breaking of lease requires 2 months of rent payment. * Landlord holds the right for a quick inspection of the property every 4, 5 months with a prior notice.
