Secluded Alaskan retreat cabin A frame style home with detached shop or potential second dwelling or an air B and B. This 10 acre horse property borders untouched state land with trail access and beautiful snowmachine country. Our property is situated amongst many Alaskan animals such as moose, sheep, bear, beaver, lynx, wolves, fish and more right out the back door. Private access to Granite Creek, Ruby Lake, King River and the Talkeetna mountains. This cozy, peaceful property offers unobstructed mountain views while sitting out on the large back deck. This home is located just outside the town of Sutton. It is 20 minutes to downtown Palmer. The neighborhood is a private community of approx eight families. Like aforementioned, this home has cedar siding and a huge deck to take in the majestic views of the Talkeetna mountains and beautiful mountain scenery. On the property, there is a lean two structure with two horse stalls and horse fencing. There is also a makeshift chicken coup and small tack room set up where we stored our saddles and tack. The 24 x 32' shop which was added a few years ago and has a poured concrete floor, sprayed insulation, electricity and a toyo stove for heat. The upstairs has a large picture window with two skylights, two roughed in bedrooms that can be used as guest quarters or offices. We wanted to keep a cabin, shop-barn feel, as it could be used as any of these options. The cabin and the shop have separate driveways for easy access and extra parking for toys, campers, etc. There is a small cabin styled sauna and a tool shed for storage. The home was built in 1986 but had an upstairs addition done in 2004, new carpet in 2018. We completely gutted the bathroom down to the studs in 2019 and installed a new shower tub surround, new flooring and toilet. The small laundry room was remodeled in 2019. We replaced the water heater and washer/dryer. We purchased an energy efficient water heater and stackable bosch washer and dryer. At the same time, we installed a bosch dishwasher in the kitchen. The main bedroom has custom closet cabinets. The cabin has a toyo stove and a wood stove to use for the winters. In addition to the bedroom, there is a loft area and has been used in the past as a second sleeping area or office/tv area. The main house is 1250 sqft with a laundry room and one bathroom with a small linen closet. A few notable mentions are as follows; the cabin has been wired for secondary generator power. We have a 300 gallon gasoline fuel tank, horse fencing, additional chicken wire for fencing and a F150 plow truck. We would like to sell the place fully furnished if potential buyers are interested in that concept. There are a few beaver dams on the property which have created a small lake on the north side of the property. This has become a lovely bird sanctuary where various water foul, such as ducks and trumpeter swans rest at various times in summer. There is a mature trail that takes you down to the pond that, in the winter, gives access to miles and miles of snowmachine trails. The property also has old but still usable garden boxes in a large garden area. The home has its own water well and is located on the property but is a shared well with the neighbor (pump replaced in 2019). The road maintenance is done by the residents of the area. Costs to maintain the road are split between community members. If you have been looking for a serene setting to escape the quickly degrading 5G radiated, Covid 19 saturated, clostrophobic city lifestyle, look no further, make us an offer we can’t refuse today. ?? Our asking price is $479k or best offer We are also not showing our home for another 2 weeks due to the amount of snow we had this winter and we want the potential buyers to be able to see the yard and walk around.
