FOR SALE BY OWNER: Paradise at the end of a road. This is a 10-acre parcel located at the end of Bertone Dr, bordering the back end of a 59-acre parcel to the west, and another vacant 10-acre parcel to the northeast. Above that 10-acre parcel is a 600-acre parcel, and to the left of that parcel is a 310-acre parcel. It's extremely quiet and my game cameras have caught numerous big Bucks, Foxes, Turkeys, Bobcats, Bears, Coyotes, Skunks, and Possums, and Racoons, that traverse the property on a regular basis. There are two livestock pens just waiting for your animals. Warning, there are also Cougars that have staked a claim in this area. If you have an electric fence that outputs 1 joule at 7000 volts minimum, installed around the two livestock pens, your animals should be protected. I went with the Parmak magnum solar pack 12, 30-mile charger, and it stops everything. There's a seasonal creek that runs from the northeast corner through the southwest corner of the property. There’s a power pole at the entrance to the driveway on Bertone Dr, with 200-amp service and a 50-amp plug for RV’s. 400-amp service has been paid for but the box on the customer owned pole, will have to be updated to 400-amp service. There’s a 60X30 pad approximately 50 feet south of the well head on the West side of the parcel. The well has been tested to pump 24 gallons a minute. There’s also a septic permit on file with the county that can be renewed for $195.00, if you intend on building on that pad. I’ve cleared another area, that measures roughly 60X60, that can easily become the main pad, or be used as a second pad for an AG bldg. The parcel is exempt for up to a ten thousand square foot AG bldg. The road down to the property is two-wheel drive for most of it, but 4-wheel drive is needed to pass an area 75 feet in length, when coming back up the driveway. Several loads of aggregate have been dropped to facilitate smooth travel up and down the driveway. It would not take much effort to move the Conex container at Bertone Dr, and make that the main house pad with 400-amp service only 100 feet away. Volcano Telecom just provided an estimate of $540, to install a full 50-megabyte internet, TV and phone to the 60X30 house pad on the far West side of the property, so it would be even less to install it at the pad on Bertone Dr. There are two 40-foot Conex containers located on the property. One container sits on the 60X30 house pad and is unimproved. The other is 40 feet long 8 feet high, and has a man door, and two vents on top. That container is set back 30 feet from Bertone Dr. In April of 2012 the property listed for $139,000 as RAW unimproved Land. Since that time, a road has been cut, and power has been installed on Bertone Dr. The main pad has been brushed, and two other pads have been cleared. This AG zoned parcel has unlimited potential and is a must see.
