After completion, I invite people that qualify based on the initial questionnaire to fill out an application (one per each adult) in advance (at no cost). Please be honest as I will run the tenant screening report and if what is on it doesn't match then you will be automatically disqualified and we both will have wasted time and effort. I will then invite each qualified approved group of applicants to a showing. The final step is for the applicants to pass the tenant screening report (paid for by the applicants which costs $45 per adult). You only pay the tenant screening company directly and only after you have been approved and selected as the final applicant. Basic qualifications: net monthly combined income should be 4 times or greater than the monthly rent (around $5200 a month) in all verified combined income and you have to be able to transfer the utilities into your name, no recent evictions, no owing pass landlords money or money judgements, a review of your debt to income ratio on your credit report as well as overall accounts being paid on time vs delinquencies/collections, criminal depends on nature of the crime/length of time since crime/how it applies to rentals.
