The owner of the 24 lot parcel in the blagues addition has completed extensive preliminary due diligence and development studies in support of a proposed Planned Unit Development (PUD). Significant time and resources have been invested to evaluate the property’s development potential, infrastructure feasibility, and environmental considerations. To support the planning process, the owner engaged a surveyor to complete surveying and related site evaluation work. In addition, a Geotech company was retained to prepare a comprehensive geotechnical report assessing the viability of both vertical and horizontal construction based on existing site slopes, soils, and subsurface conditions. Environmental review work was also completed, including a detailed wetland assessment and coordination discussions with the Army Corps of Engineers regarding potential permitting requirements. Findings from the wetland review concluded that no jurisdictional wetlands are present within the proposed subdivision area. While several upland areas containing rush vegetation were identified within Block 8 North, those areas lacked the hydric soils and hydrology necessary to qualify as wetlands under applicable regulatory standards. Collectively, these studies and consultations demonstrate a substantial level of pre-development planning and a proactive approach toward understanding the site’s development potential and regulatory requirements. The property was previously approved by the Town Board of Trustees for a PUD via an Outline Development Plan in May of 2024. The Outline Development Plan expired when the new land use code was adopted in January of 2025 so a buyer would have to restart the PUD process.
