    My husband and I purchased our house at 210 60th Street, Niagara Falls, NY in February of 2015 for $105,500. Unfortunately, we have to sell because I'm having health issues that prevent me from continuing to live in a two-story house. This house is located near Buffalo Avenue, right near the Grand Island Bridge. It is within biking distance to LaSalle Park and the bike path that runs from LaSalle Park to the Falls. It's 5 minutes from the Falls, about 15 minutes from Lewiston, and about 15 minutes from Buffalo. It's a very central location which makes it possible to get to pretty much anywhere within 20 minutes! This is a beautiful Colonial home that is in absolute move-in condition. The living room has new crown molding, wood burning fire place converted to Napoleon gas log with remote & blower, formal dining room with new crown molding, gorgeous remodeled kitchen with snack bar (stools in pics not included), new cherry cabinets with quartz counter tops and updated stainless steel appliances (fridge, stove and dishwasher are included). Kitchen has marble floor. This home has original oak hardwood floors throughout that are in mint condition. There are three bedrooms upstairs, the master newly painted. The bathroom has been newly painted and updated with beautiful vanity and granite counter. There is an extra toilet in the basement. There are two nice closets in the master bedroom and single closets (nice size) in the other two bedrooms. The home has new windows throughout, a large, totally dry basement with glass block windows, brand new furnace and central air, and circuit breakers. The washer and dryer are in the basement and are included. There is an attic with access in the hall ceiling. There is a newly painted, screened in sun room and a beautiful back yard that is totally fenced. There is a one-car attached garage and shed. The yard is nicely landscaped. A must see! We don't expect to make a profit on this home, but we would like to recoup what we've put into it since we bought it. We replaced the furnace and air conditioning units $5600, repaired chimney $450, put new new roof on garage and back patio and had all trim done in white aluminum (never have to paint!) $7000. Breaking even would require a total price of $118,550. But we are open to offers so please don't hesitate to come and take a look and ask questions! When we purchased this home, we got a full house inspection and would be willing to provide that report to save our buyer that expense. We can also offer the appraisal that was done by the bank which appraised the home at $110,000 when we purchased it in February, 2015. This is a dog-friendly, safe, walk-able neighborhood. We have wonderful friendships with our neighbors and the entire community has been beyond friendly toward us. We truly are sad about having to leave.
