Traditionally (over the first 20 years), it has been a quiet, out of the way but convenient, upscale and desirable neighborhood. Over the last three years however, a number of environmental encroachments, by the Bush airport expansion, a Toyota plant expansion and increased freight rail traffic nearby, has diminished the original appeal somewhat. The results on value and sales has been negative. More homes sell for less than was appraised by the Harris County Appraisal District (HCAD -- "WWW.HCAD.ORG") when compared to most other areas in and around Houston.
