For applicants with rental subsidies, the 3x standard applies to the tenant's portion of rent. - Variable income (commission, overtime, shift-based pay) is evaluated on year-to-date average gross - Income is evaluated at the household level; credit, rental history, eviction, criminal, and bankruptcy criteria apply to each adult applicant individually - Minimum credit score: 700 (screening report required) - 6 months of verifiable income (paystubs, W-2, tax returns, benefit statements, or bank statements) - For applicants relocating with new employment, a signed offer letter stating position, start date, and salary or guaranteed hours satisfies the income-verification requirement; the 3x gross standard applies to the stated compensation - 12 months of verifiable rental history with an unrelated third-party landlord, or documented recent homeownership - No evictions within the past 5 years (exceptions required by law apply) - Criminal history reviewed individually for nature, severity, and recency; arrests without conviction are not considered - No bankruptcy filings within the past 7 years, regardless of outcome - Every adult (18+) submits a separate application with valid government-issued photo ID; all approved adults are named on the lease as co-tenants with joint and several liability - Complete applications processed in the order received; incomplete applications are not processed - No-shows for scheduled showings forfeit scheduling priority - Co-signers (if accepted): 5x rent in gross monthly income, 700+ credit, current on their own housing - Application information, including rental history and income documentation, is independently verified, including against public records
