It is a short ways from the Amboy hardware store. It is a 4 bedroom home with two of the smaller bedrooms converted into one, with a large closet dividing the middle. So it can be used either as a 4 bedroom with two of the bedrooms not entirely private, or as a 3 bedroom with two large bedrooms. The master bedroom is very large with its own bathroom and closet. There is about 0.6 acres of yard included with this, along with two large sheds and a chicken coop area. The sheds can be used for animals or storage. There is not enough room for horses, but plenty of room for chickens, turkeys, pigs, etc. There is a gate with a power gate opener out front. The home was built in 2004 and is a well made manufactured home with 2x6 walls, good insulation, and regular drywall. It has a new heat pump / propane backup HVAC system professionally installed in 2021 that is very efficient. It has great heat and air conditioning. It also has a wood fireplace. Laminate plank flooring throughout, no carpet. There is a large shop building on site that is not included with this. I (landlord) regularly access the shop as I run an auto parts business out of it. It is an online business so no customers come on site and there is minimal traffic. Animals are welcome and the property is fenced and well setup for dogs. I may charge a reasonable pet deposit per indoor animal. Deposit of $2,000 plus first and last month's rent of $2550 are required for move in, which totals $7,100 to move in. One year year is preferred but I am flexible. Rent is $2550 a month, with an additional $50 per month per person for more than 4 people. Internet is included. We (the landlords) are neighbors. We're a younger couple with kids. We're easy to get along with and have been friends with all of our tenants. Everyone has left on good terms. We take good care of the home and try to keep it nice. No smoking allowed Renter is responsible for utilities like water, electricity, and propane. Landlord is responsible for trash bill.
