Tenant must provide Landlord a sixty (60) day written notice of intent to vacate/terminate at the end of the lease term (or earlier if permitted by law and this lease). 8. Rent Due Date. Rent is due on the 30th day of each month. 9. Grace Period. A three (3) day grace period applies. 10. Late Fees. (Texas Property Code 92.019). Late fees may be charged only if any portion of rent remains unpaid at least two (2) full days after the due date. Late fees will begin on day four (4) after the due date. Beginning on day four (4) after the due date, Tenant shall be assessed a late fee of $100 per day, until all past due amounts are paid in full (subject to applicable law). 11. Security Deposit. Tenant shall pay a security deposit of $2,300. 12. Authorized Deductions. The security deposit may be applied only to unpaid rent, damages beyond normal wear and tear, and/or other lawful charges under this lease and applicable law. 13. Utilities. Utilities are not included in rent. Tenant is responsible for all utilities and services to the property unless otherwise stated in writing. 14. Landlord Maintenance Responsibilities. Landlord is responsible for structural components and major systems, including plumbing, electrical, and except to the extent damage is caused by Tenant, occupants, guests, pets, or negligence/misuse. 15. Tenant Maintenance Responsibilities. Tenant is responsible for: Lawn care and routine yard maintenance. Replacing HVAC air filters on a regular schedule (recommended monthly unless otherwise specified). Pest control (routine service and prevention), unless infestation is proven to be pre-existing or caused by structural issues not attributable to Tenant. Sprinkler system: Tenant is responsible for routine operation/monitoring (including proper watering schedule) and promptly reporting malfunctions or leaks to Landlord. 16. Emergency Repair Requests. Tenant must submit emergency repair requests by email and/or phone. 17. Acknowledgment & Response. Landlord will acknowledge an emergency request within four (4) hours and resolve emergency repairs promptly, taking into account vendor availability and the nature of the emergency. 18. Right of Entry / Notice. Landlord must provide Tenant with at least twenty-four (24) hours' notice before entering the property for repairs, inspections, or showings, except in an emergency or as otherwise permitted by law.
