Rent is set below market value to find responsible tenants (e.g. Purdue postdoc or researcher with a family) and reflect few errands I would like to leave on tenants: (1) blow leaves from the roof and gutters (approx. 4 times a year), rack leaves in the fall (approx. 12 man-hrs. per season), shovel snow from the side walk about 100 ft. long, and make small fixes like cleaning clogged drains or changing gaskets for leaking faucets as the need occurs. The landlord is responsible for fixing/installing new fixtures and appliances, which are out of order due to the normal tear & wear (e.g. AC).
