This is a duplex and both units are responsible for snow removal within 24 hours of snow. 1. Be considerate of noise to other tenants and neighbors. a. If you want to have a gathering, please be courteous to other tenants and neighbors by notifying them prior and making sure it's not excessive with noise, duration, or lateness of event. 2. Painting is not allowed without approval from Landlord. 3. Window air conditioning may be installed under the following variables. a. Must plugged into a grounded outlet. b. Must not allow water to damage window/surrounding area. c. Must be properly installed as to not be a fall hazard. 4. Any grilling may not occur on decks and must be on a concrete surface outside the house. 5. Clean lint from dryer after every use as this is a large fire hazard. 6. Keep unit at a minimum temperature of 55 F or 12 C 7. Parking is allowed in concrete slab behind the house (2 parking spots). a. Please note on trash and recycling pick up days there may need to be bins behind vehicles to allow for proper pick up. 8. If smoking (outside) please be aware and considerate of open windows and wind direction. Adjust where you smoke in cases of smoke entering any houses. 9. Please be aware of ice and snow especially by back door as it can fall from the roof. a. Salt will be provided to mitigate this. 10. Do not remove smoke detectors, if there is an issue with location of a smoke detector contact the Landlord to resolve/adjust the location. 11. Do not make any changes to the property, please contact the Landlord with any concerns. 12. No drain cleaner is allowed unless its approved by the Landlord (Drano and similar products severely damage the cast iron drain pipes in the house. 13. Annually microwave oil filter, water heater, boiler, all drain pipes will be maintained or checked. 14. Common areas will be respected and kept clean with alternating months to clean such areas (Back stairs, basement storage, front porch). a. Items stored in common areas are to be respected and not used or tampered with without permission from owner of items. Note anything stored in a common area is at risk to being used or tampered with and the Landlord is not liable to loss or damage to items. 15. Report anything that needs attention from the Landlord, for example water leaks, gas leaks, damage of any kind, hazardous conditions etc. 16. Lock all exterior doors upon entering or leaving premises. 17. Do not share doors keys or codes. If door codes are shared please notify the Landlord to change the code when convenient to keep the premises safe for all tenants. 18. No flushing anything (including "flushable" wet wipes) down the toilette except toilet paper. a. Expenses from blockages due to non-toilet paper flushing requiring a plumber will be the responsibility of the tenant. i. Note that clogging of pipes does occur with normal use and reasonable leniency will be given. General things to note For street parking a day & night parking permit is needed in Milwaukee except on Sunday. If you have visitors park on the street register their license plate online for free (Overnight parking Milwaukee) to avoid tickets. The electric bill is considerably higher in the winter ~$300/month, and in the summer ~$70/month (Ask for more details from the Landlord). The neighborhood is safe, and the house has never had anything concerning happen. But be aware and report anything of concern. The house has lead paint underneath all the new paint so any disruption to a wall or surface will expose the unit to lead dust. The City of Milwaukee has Lead pipes bringing fresh water to the house, it is not deemed a health risk with use of a lead filter on the countertop. , but I want you to be aware of it. The boiler pipes in the basement are encased in asbestos insulation and are perfectly safe. A health risk would occur only if they are disturbed and damaged.
