    This property is a 2-bedroom/2-bath house. Completely renovated with new appliances, new electrical wiring, new plumbing. Landlord provides Washer/Dryer. Tenant pays utilities. No smoking no pets. (please don't ask). For those of you who can start a lease on May 15, 2018... GREAT! You get to sign a 14.5 month lease at $1,250/month. For those of you who don't want to start a lease until August 1, 2018, GREAT also. But I've been thinking of a way we can both win. you will pay a $1,500 reserve fee (or whatever you want to call it) and your rent is $1,400/month for a 12-month lease. Yeah, unconventional, but this Landlord is trying to get some payment in exchange for leaving a house empty all summer, just because the tenants want to start a lease on August 1. So.... is that $1500 FEE a complete turn off, or a complete deal breaker? Think about it. You have a roommate. So it would be $750 each. You won't be paying any utilities for May, June, July... so you can assume a savings of $400 (avoid double electric/gas, cable, internet, etc). The Landlord is offering reduced rent for a longer term lease: This offer is for a limited time: 14 1/2 -month lease beginning May 15, 2018 for 1,250/month. 14-month lease beginning June 1, 2018 for 1,325/month. Yes you may be in a lease that ends July 27, 2018. But if you are not happy there and want OUT and are ready for a completely renovated house walking/biking distance to USC campus Williams Brice stadium USC Athletic Village (USC Women's Softball ranked No. 9 in the country!) then do the math and tell your parents who runs the show! (just kidding but middle children negotiators don't underestimate yourselves). Maybe you are a freshman and you must leave the dorms and find something off-campus. Who knows the inventory and quality of inventory that will be available for an August 1, 2018 lease start date? Lock this down! Yeah you might have to pay a bit of rent overlap but the Landlord is offering a discounted rent to make up for that. And if you have a roommate you split that. Scenario: You are paying $675/month at Aspire. Your lease ends July 25, 2018. You feel a little cramped in an apartment complex. You think you want a house. But think about that Aspire pool! You will still have friends there so you can always go over and use the pool! What is this going to cost me? Start a lease on June 1, 2018 and you pay $662.50/month so that will be $1,325 plus your portion of utilities. You probably don't want to break your current lease ($$). Finish it out. Tenants must be non-smokers with no animals/pets.
