You have complete and exclusive access to this 620 square-foot 2 bedroom/1 bathroom cottage and private patio. This cottage is a classic unit and the living areas are small. Baseboard heating keeps you cozy in the winter months. Cross-breezes keep you cool in the summer. It comes with one very convenient off-street parking space, and a 620 square foot basement storage room. The house on the property is made up of two separate long-term rentals (one in the basement, one on the floors above). Each unit has a separate private entrance. Cats and dogs are allowed with a pet deposit and insurance. This is a non-smoking property. No smoking on the premises. Receive a $1,000 rent credit when you sign a 12-month lease! 12-month fixed-term which automatically reverts to month-to-month when the term ends. $1,950 per month for premises rent. $80 per occupant per month for water, sewer, and garbage. Resident pays electric, gas, internet, and cable to utility directly. $1,500 security deposit, includes a $150 non-refundable cleaning fee. $25 non-refundable application fee per applicant (all non-minor occupants must apply). Renters insurance required. Cats and dogs allowed with additional $500 pet deposit and renters insurance with pet coverage. No smoking on the premises. Successful applicants will need to meet minimum credit scores, debt-to-income ratios, and income-to-rent ratios, and either show up on time for a tour or send prior notice that they will be late or need to reschedule. Credit reports will be required for all applicants, as well as a verifiable source of income (e.g., employment with two months of recent paystubs). Leasing Criteria includes no bankruptcies, prior evictions, or lease defaults. Comprehensive reusable credit reports will not be accepted. Screenings are through our property management software, AppFolio. Applications are digital. There is a non-refundable application fee of $25 per applicant.
