BASICS This is a 3-bedroom, 1-bathroom ranch house near First and Grant with a backyard, garden boxes, and off-street, uncovered parking. The listing is for one person in a fully furnished bedroom. The room is 9ft x 12ft (108sqft), lockable by key, and comes with a full/double bed, floor lamp, desk (30in x 42in), mini fridge, bookshelf and tower fan. There is also a medium-sized closet with mirrored sliding doors. There are plenty of bed linens and towels--no need to bring/buy any. CURRENT OCCUPANT(S) It's just me and my dog, so the 3rd bedroom is available for agreed-upon overnight guests--that is, we should have open communication about who's staying and coordinate to avoid scheduling conflicts and ensure both of us feel safe/comfortable. I have a 60lbs cattle dog who is both well-behaved and very friendly to humans and dogs. When I'm gone, she free-roams the kitchen and living room and is gated out of the bathroom and bedrooms. She's also not allowed on furniture. A few times a year, I might petsit my parents' mini poodle but he's also a pretty chill dog (well-behaved and lovable). COMMUNITY PROPERTY There is an outdoor patio bistro set and firepit, comfortable living room with TV, a fully-equipped kitchen with dining table (large fridge, dishwasher, air fryer, Vitamix blender, toaster, rice cooker, water kettle, cooking utensils, pots/pans, bakeware, etc), household appliances (robot vacuum, regular Dyson vacuum, steam mop, iron/ironing board, handheld steamer, basic tools and minimal power tools), and laundry room with washer, dryer, and an extra full-size freezer. There are also exterior security cameras, though I've never had any security issues before. NEIGHBORHOOD The house is 1 mile northwest of the UA campus and 4th Ave/Downtown--both are easily bikeable. It is along the #6 and #1 bus routes, both which take you to campus, #9 east/west on Grant and #19 north/south on Stone (to the Tucson Mall or downtown). There is also a large park and community center with a gym/indoor basketball courts in the neighborhood (Doris Thompson Park / Donna Liggins Community Center).
