Lease term is 1 year. First month's rent and security deposit of one month's rent are payable upon signing the lease. Applicants will be asked to provide rental references and financial information. Eligibility requirements may include: income around 3x rent, good credit score and credit history, verifiable income (tax returns, pay stubs, employer verification), no lies or omissions found in the application, no evictions, no criminal background. If you don't have a previous rental history, we ask that another adult (usually a parent) co-sign your lease. This is a smoke-free, pet-free property. No exceptions. This is a quiet, family-oriented building and neighborhood. We welcome students and young renters, but we do have a no-party policy. Excessive guests and noise are not permitted. New in 2020: We will be following COVID-19 safety precautions when giving tours. Masks are required, and we will space out the tours. We may limit the number of people inside at the same time.
