The Landlord hereby agrees to rent to the Tenant the studio, one bedroom, one bathroom, kitchen, property located at 2115 Randolph Circle, Kennesaw, GA, 30144, including all fixtures, appliances, and new furniture currently on the premises. This rental agreement shall commence on September 1, 2025, and shall continue until August 31, 2026, unless otherwise terminated in accordance with the terms of this agreement. If this contract is terminated before the end date, the total of two months of the stipulated monthly payment will have to be paid. During the rental period, only the person(s) specified in the lease may reside on the property. Dogs are welcome, but they weigh under 12 pounds. The tenant needs to pay $250 deposit (non-refundable) with an additional fee of $75 per month. Service dogs are exempt from the additional fee, but proper documentation must be provided. Utilities such as electricity, water, garbage collection, internet, and fumigation are included in the rental terms. The tenant is responsible for maintaining the yard and cleaning the property. The tenant may not hold any parties on the property, cause damage, change locks, or use a parking space other than the one assigned. Failure to comply will result in the termination of the lease and the loss of the deposit. Smoking or consuming any illicit substances within the property is strictly prohibited. Violating this rule may result in additional costs for tenants covering cleaning or damage to the property. It is important to maintain a safe and healthy environment for everyone, and adherence to this policy ensures the well-being of all residents. Failure to comply will result in the termination of the lease and the loss of the deposit. At the commencement of the lease, tenants are required to obtain personal property insurance. This insurance is crucial to protect against any accidents or personal losses that may occur on the property. It is important to note that landlords are not responsible for any personal losses incurred due to accidents on the property. This includes, but is not limited to, damage or loss of personal belongings. By signing this lease agreement, you acknowledge and agree to the stipulations of this clause. Your adherence to obtaining personal property insurance is a condition of your tenancy. This agreement ensures clarity and protection for both parties involved.
