    Private Home Residence, 7 Blocks from Downtown. Must see! Beachy Vibe with Courtyard Bar is so unique in so many ways! I don't know where to begin! I've lived here and it's hard to move. I LOVE this place. Let's start with 7 blocks away, 15 min walking distance from Downtown! Perfect for Bottlerock weekend and available at $1000/ night, sleeps 6 max. There is a separate bonus room and bathroom that is only available during Bottlerock, but not with the rental lease. 2 Queen beds, 1 King and 2 bathrooms. This private home is truly your indoor/ outdoor living space as they would describe. We have 2 garage doors that open up to the outdoor space, flow freely between the indoor and outdoor space. We call it the Suite Escape, and comes with a bar in the Courtyard, small frig and storage space. It also offers a large fire pit with a starter logs and wood available, you can hear the concerts downtown (Bottlerock for sure) from this location. We have lots of games available during Bottlerock rental, we'll leave our games from corn hole, liars dice, monopoly, cards, poker set, tic tac toe available. We are a family that enjoys playing games. We are moving, so the space will be furnished, but clean from personal items (like an Airbnb), so it's rental ready!) We will move the rest of the furnished items after Bottlerock, unless requested to stay. Negotiable. The indoor space for rent includes a large one bedroom with a loft, which our 10 year old is using, as a bedroom, which is an extra 200sq ft, extra living space outside of the 677 sq ft living space on the first floor. You may use it for storage or separate office, or a bedroom for a child (which is how it is currently used and a queen bed is in the loft). The Courtyard is shared by the tenants that live in the front, but they are never outside with the occasional walk to their separate BBQ area, side yard. The master large bedroom is used as an office and as a bedroom, it's massive with a long closet that rides all the way along the wall. Some furnishings may be left behind, which are negotiable. There is a King Sleigh bed that I'm selling with a front matching bench, and side stands. The King Sleigh bed itself, which is so solid/heavy, we decided not to move it ($3500 bed) to our new place. The mattress is brand new, as of 6 months ago, so we will be taking the mattress with us after Bottlerock. Outdoor furniture is also negotiable, the teak hardwood benches and the bar living room area furniture. The kitchen is fully equipped with the refrigerator, dishwasher disposal and a center bar counter top. The 2 white bar stools included to stay or keep. We do have a queen sleeper sofa, and a queen bed in the loft. All negotiable for sale or for rental inclusion. The outside bar is being redone this week, so what you see will be a lot nicer, and a new fence is going up. The floors are large cement like tile, very unique. It's not grouted, and not pet friendly unfortunately for that reason. The bathroom will be upgraded to include new recessed lights and a fan. Depends on the City on permits, but definitely in progress, and hopefully completed before move in June 15th. Garbage and water are included in rent. 1/2 of the PG&E/ Solar utilities are shared with the tenants up front. ADT cameras are also included up front for package deliveries, and general safety. We use a Rumba to vacuum and it does a great job, then use the shark steamer to clean. I've lived here for over 4 1/2 years. The place has a beachy vibe with Tiffany Blue (aqua) water themed space. The tenants that live up front, have lived here for over 4 years with me, and quiet. So close to downtown, convenience to multiple restaurants and 7 Eleven right there. Comes with a private washer and dryer inside the unit (considered a pantry area as well). Shelves for extra food and general storage. There is also a separate brand new 8x10 storage (less than 8 months old) unit on the side of the house not visible in the beautiful courtyard. The yard is easy maintenance, on a drip system, except for the 2 plants in pots in front of the home that do need to be manually watered, except during the rainy season. We also have a gardener that comes once per month, also included. There isn't a garage, but there is a carport cover , (new as of 6 mo ago) for one full length car and 1/2 or truck. The private driveway is long and can fit up to 3 cars comfortably. The private gate at the end of the driveway has a gate lock -can't be compromised, which you can use. We are considering a code lock for this instead. Open to thoughts. One year lease or a short term fully furnished minimum stay of 3 months. Monthly rental/lease, and full move in will be July 1st, maybe earlier, as we have a few upgrades in progress. As far as qualification goes, pretty standard, good credit 700 and above. Will consider short term rental fully furnished ($3300) or one year lease unfurnished ($2900/monthly). Negotiable monthly with partly furnished. Deposit will be one month's rent, refundable deposit $3400. Garbage and water are paid for. 1/2 of the utilities are shared with the tenants up front. ADT cameras are also included up front for package deliveries, and general safety. Gardening is also included, and they usually come the first Tuesday of every month.
