RENTAL IS PENDING. My husband and I are looking for the trustworthy folks to rent our home in Missoula. It's a 2 bed 1 bath house located near the RailLink community garden and dog park. It has a 750 sq ft attached garage/shop, with two off street parking spaces as well. The house is charming with lots of built in storage, lovely hard wood floors, and big windows letting in lots of light. It has a craftsman feel but is a blank enough canvas for any style. It is pretty centrally located (it is on Central Ave) so it's easy and quick to get to any part of town, or to get out of town in any direction! The garage has built in shelving and a workbench. There's a coop and chicken run you can use if you want. We've grown gardens and the water is included and flat rate, so you can water appropriately in August. The yard is a good size, fenced on three sides. There's a little drainage ditch along the property and we often see ducks and ducklings in it. Since we've owned the house we've upgraded to a gas stove/oven, upgraded the windows and doors, replaced the siding, upgrading the lighting, put in new insulation in the walls and attic, insulated the ceiling of the garage, and more! (That's why some of the pictures show different stages of updating and different color siding etc.) Message me with questions. If the ads up, it's available. We will do a quick phone interview before setting up showings. Tours available starting March 15th most evenings and weekends by appointment only. No application fee beyond what Zillow requires. In addition to the deposit of $1975 up front, we require last month's rent ($1,975). NO smoking or vaping in the house. No illegal drug use. No subletting with out prior application and approval of other tenant. We'll consider pets, but we would like to meet them and approve them. Upon approval there is an additional $500 deposit, no pet rent. There is also a coop and chicken run you can use if you want. Tenant must communicate immediately about any necessary repairs and they will be addressed quickly. Tenant is responsible for maintaining the yard by watering and mowing, reporting extreme weather conditions, and must shovel enough for safe delivery of mail and packages. Rent due on the 1st of the month, fee of $50 for rent paid after the 10th of the month. Lease length: Minimum of 6 months; preference of 1 year lease.
