Zillow's screening includes identity verification, an Experian credit report, and a criminal background and eviction (housing court) record check provided by Contemporary Information Corp. (CIC). GRMB accepts tenant screening through the Zillow rental application, including portable applications completed within the previous 30 days. 2)Occupancy: Maximum 1 occupant (restricted per Port Angeles Municipal Code Title 14 & IRC Sec. R304 bedroom square footage standards for double occupancy). 3) Income Requirement Verifiable monthly gross household income, including all legal forms of income, equal to at least 2.5x the monthly rent. For applicants with housing subsidies or vouchers, the 2.5x income requirement applies only to the tenant's out-of-pocket portion of the monthly rent after subtracting the subsidy amount. GRMB verifies rental references and income sources directly, using the authorization provided in the application. 6) Eviction Record The Zillow application includes an eviction (housing court) record check provided by CIC. Note: Denials will be issued to applicants with civil judgments of unlawful detainer (eviction) issued against the applicant within the last 7 years, or for money currently owed to prior landlords. 7) Utility Account History Applicants must have no open collections or past-due balances with utility providers (i.e. City of Port Angeles Utilities or Clallam PUD) that would prevent utility account transfer. 8) Pet & Assistance Animals GRMB requires prior approval for all pets. Assistance animals are not subject to approval, but do require appropriate documentation, which may include proof of vaccination/licensing as required by state or local law and, where the disability-related need is not apparent, reliable documentation of that need. All animals pet or assistance animal must be documented on either the "Assistance Animal" addendum or the "Pet Addendum" to the rental agreement, as applicable. 9) Smoke-Free & Crime/Drug-Free Tenants are required to sign addendums to the rental agreement agreeing to: 1) Maintain a "Smoke Free Residence" and 2) Maintain a "Drug and Crime Free Residence" 10) Criminal Screening The Zillow application includes a criminal background check provided by CIC. Certain records may be excluded from screening reports where required by state or local law or by the screening provider's reporting standards; GRMB's individualized assessment is applied to the information returned. Criminal history is not an automatic basis for denial. Each conviction is evaluated individually based on: the nature and severity of the offense; the amount of time elapsed since conviction or release; the relevance of the offense to resident or property safety; and evidence of rehabilitation. Convictions directly implicating resident safety (including registerable sex offenses and controlled-substance manufacturing) are weighted most heavily in this analysis and will rarely result in approval. 11) Application Review & Selection Applications are reviewed per unit in group review windows rather than strictly first-come, first-served. Among applicants meeting all requirements in Sections 1 9, selection is based on a standardized, objective scoring of income and credit factors, applied identically to every applicant, with ties broken by earliest complete application. Applicants may indicate every unit they would accept, in order of preference; a qualified applicant not selected for their first-choice unit may be offered another available unit. 12) Adverse Action & Consumer Reporting Agencies If your application is denied or approved with conditions (such as an increased deposit or a co-signer), you will be sent an Adverse Action letter detailing the reason(s). Reason(s) may include: information contained in a consumer credit/screening report; insufficient credit history or score below minimum threshold; unfavorable rental history or reference checks; criminal record evaluation; civil/eviction record; insufficient or unverifiable income; incomplete application or false/misleading information provided; or selection of another qualified applicant under Section 10. We look at all of these parameters on a case by case basis.
