Premises: This lease applies to the upper unit located within the residential property owned by the Landlord. The Tenant will have exclusive use of the upper unit and shared access to any common areas specifically designated by the Landlord. Lease Term: The lease shall begin on the agreed start date and continue through the agreed end date unless terminated earlier in accordance with the terms of this agreement. Rent: Monthly rent shall be due on the 1st day of each month. Rent must be paid in full by the due date. Any late payments may be subject to a late fee of $128 if not received within 5 days of the due date. Security Deposit: Tenant shall pay a security deposit of $500 before move-in. The security deposit may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lease violations. Any remaining deposit balance will be returned within the timeframe required by state law after move-out. Utilities: The following utilities shall be the responsibility of the Tenant: Electricity Internet/Cable Gas Trash The following utilities shall be the responsibility of the Landlord: Water/Sewer Occupancy: Only the individuals listed on the lease may occupy the unit. Guests staying longer than 5 consecutive days or 60 days within a calendar year must receive written approval from the Landlord. Maintenance and Cleanliness: Tenant agrees to keep the premises clean and sanitary. Tenant shall promptly notify the Landlord of any maintenance issues, damages, leaks, or needed repairs. Tenant is responsible for replacing light bulbs, smoke detector batteries, and keeping the unit in good condition. Tenant shall not make alterations, paint, or install fixtures without written approval from the Landlord. Clogged Drains Clause: Tenant agrees to use all plumbing fixtures properly and to avoid placing grease, food, wipes, feminine hygiene products, paper towels, excessive toilet paper, hair, or any other improper materials into sinks, toilets, showers, tubs, or drains. If a drain, toilet, sink, shower, or plumbing line becomes clogged due to Tenant misuse, negligence, or improper disposal of materials, Tenant shall be responsible for the cost of repair, drain cleaning, or plumbing services. If the clog is determined to be caused by normal wear, aging pipes, tree roots, or another issue not caused by Tenant misuse, the Landlord shall be responsible for the repair costs. Noise and Conduct: Tenant agrees to maintain reasonable noise levels and avoid disturbing the Landlord, neighbors, or other occupants of the property. Quiet hours shall be from 10 p.m. to 6 a.m. Pets: No pets shall be allowed without prior written consent from the Landlord. If pets are approved: Additional pet deposit: $200 Monthly pet rent: $100 Tenant is responsible for all pet-related damages. Smoking: Smoking and vaping are prohibited inside the rental unit and any shared indoor areas unless otherwise agreed to in writing. Entry by Landlord: Landlord may enter the premises with proper notice as required by state law for inspections, repairs, maintenance, or to show the property to future tenants or buyers. Parking: Tenant may park only in areas designated by the Landlord. Termination: Tenant must provide at least 90 days written notice before moving out. Landlord may terminate the lease for nonpayment of rent, lease violations, illegal activity, or other reasons permitted by law. Governing Law: This lease shall be governed by the laws of the state in which the property is located. Additional Terms: No illegal activity is permitted on the property. Tenant shall maintain renter's insurance during the lease term. Tenant shall not sublease the property without written permission from the Landlord. Shared spaces, if any, must be kept clean and accessible. Tenant is responsible for any damages caused by themselves, their guests, or invitees.
