    I am selling our investment property that we built five years ago. This is a duplex on a slab. Each unit is 800 sq ft. One side is a studio setup and the other has a bedroom separated. Everything is in working order. Currently we are having a concrete driveway approach poured with an additional parking stall ($5,000 addition). Unit 1 has a long-term renter that mows and maintains the property (landscaping, etc.). Rent is $425 and pays 50% of all utilities. Unit 1 has a garage stall at the far north end of the building. Unit 2 has a renter that signed a lease about six months ago. Rent is $450 w/$75 for garage. Also pays the other 50% of all utilities. Unit 2 has direct access to a large garage stall. I use half the stall for my own personal storage and the renter uses the other half for a vehicle. Floors in both units are concrete acid stained and they wear like iron. This apartment has been registered with the City and has passed all inspections. All renters have been vetted through the Crime Free Housing program. Additional rental space: the NE part of the property has been improved with a large gravel parking area. There is enough room for a large 45' RV (possible $30-$50 monthly rent).
