11. 2 Personal references, including phone numbers, and at least one emergency contact with phone number.
12. Proof of renter's insurance required prior to lease period beginning.
13. Tenant understands they will be responsible for yard maintenance (lawn mowing with mower provided/weeding, etc) and paying all utilities in a timely manner.
14. No cigarette smoking on the premises.
Renter responsible for gas, electric, and water based on usage, plus any additional internet services they would like. Owner-paid garbage, recycling, yard waste, and sewer. Pets on a case by case basis with pet deposit. No smokers.
