Only asking $2000 for this listing. Zillow's minimum list price would not allow me to list for less than 6K for some unknown reason. I have a one week a year timeshare condo at the Cliffs Resort at Possum Kingdom Lake for sale. It is located at 215 Birkdale Court and is unit #52. The condo is 2 bed/2 bath, 960 square feet and fully furnished. One bedroom has a king size bed and the second bedroom has two twin beds. The condo can sleep up to 4-6 easily. The condos were completely rebuilt in 2012 after the wildfires of September 2011 and are basically brand new. From the pictures I have included, you can see that the condo is very nice. The resort has first class amenities available for year round use by timeshare members and include the golf course, spa, swimming pools, pavilions, restaurant, exercise facilities, marina, fenced storage area for boats, jet skis, trailers ect. It is a gated resort with guard controlled access. The golf course is rated as one of the best courses in Texas. The swimming pool and pavilion areas can be used to host large parties. It is not on the water but is a short drive away and the golf course is directly behind the condo so you can observe golfers playing the course. Possum Kingdom Lake is one of the clearest lakes in the State and is a popular destination for water sports and diving. I have moved away from the area and am no longer able to enjoy the resort. Timeshare members also have the option of using their week at one of five other locations including one in Pennsylvania that is a snow skiing resort. The other four are in different locations in Texas. The HOA dues for the condo are $690 a year. If you enjoy playing golf, for an extra $500 a year you get 36 rounds of free golf. Because realtors in the area charge a minimum of $3K to list a property and I want to sell this quick, I am only asking $2000 for the condo timeshare. At that price I am basically giving it away compared to what I paid for it. The lowest price timeshare condo that I found listed for sale at the resort was $5K. There is no mortgage on the property and all of the HOA fees are current and up to date. That information can be verified by the resort. To prevent any fraudulent activity, a local realtor in the area will be used to conduct the transaction and you must deal in person with the realtor. Because of the sale’s price, you will be responsible for any closing costs. Based on conversations with a local realtor, the closing costs are estimated at around $500.
