If there is any exchange of money at any point towards renting the property it is absolutely non refundable, so please read my qualifications carefully as it is very detailed before moving forward If you have been denied qualifying for a rental home (not an apartment) because of past credit issues then we can help. We offer 2nd chance leasing with credit hiccups....... please read below on how to qualify... Have you been denied a less than appealing rental home because of past credit issues then we can help, here's how...... 1. Must make 3X the rent ($4,500 in monthly income) 2. Must have combined verifiable monthly income of 3X the rent or higher to qualify as a applicant & should be with current employer for at least 6 months and demonstrate consistent employment over the past two years without any long gaps of unemployment. 3. Verifiable 2 year previous rental history. 4. 2nd Chance Leasing Program - Will consider (a) No SS #(b) evictions over 1 year old (c) some criminal history such as felonies not all. (d) bad credit issues like charge offs & delinquent balances on credit history that some companies may have disqualified applicant from leasing a property in past and (e) income employment and rental history verification issues. (f) no established credit history or rental history.(g) vehicular Repo 5. Acceptance under our 2nd Chance Leasing Program requires an additional NON-REFUNDABLE FEE EQUAL TO 1 MONTHS RENT IN ADDITION TO 1ST MONTHS RENT & DEPOSIT PRIOR TO MOVE IN . 6. Showings of the property by appointment only ( between the hours of 9:30 am & 4 pm only.) 8. Application fee is $65 per proposed occupant 18 years old and older & if your application is not accepted a portion of $10 is refundable but please keep in mind if you apply & decide not to move forward after knowing applicant has qualified through our approval process then your application cost will not be returned!! 9. Pet deposit is as follows: $300-$500 per/pet- from small to large aggressive breed & can be paid in 2 payments or less. W/ $50 to $100 returned at end of lease. ( with no pet damage) Pet rent is also offered at $30 per/pet/per/month with no return of rent at end of lease.
