FOR SALE APPLEWOOD RESTRAUNT AURORA, INDIANA The Applewood was originally an Odd Fellows Lodge built on the banks of the Ohio River, Aurora, Indiana in 1848. In the 1970’s a group of investors completely modernized the building by combining the Odd Fellows Lodge building with another building and adding a new building addition to create the current Applewood building comprising over 9,900 square feet of floor space in three floors (new building is one story, the Odd Fellows Lodge two stories and the south building is three stories). The investors built a brick wall around the Courtyard to separate the Applewood outdoor dining from the Ohio River bank. In the late 1970’s interest rates climbed to 18% and the new restaurant could not service its multimillion dollar debt. In 1983 the Hollands bought the Applewood from the Small Business Administration and did wedding receptions for 10 years before leasing it out to a tenant who ran a restaurant business for over 20 years. The Hollands added pavers in the back for outdoor usage with a clear view the Ohio River as well as buying the adjoining parking lot and extending the brick wall the length of the parking lot. There is an exterior Gazebo bar and shaded outdoor dining on the pavers and second floor exterior dining deck facing the Ohio River. The restaurant tenant retired after 20 plus years and the Hollands have fixed and repaired much of the building including adding two new Mitsubishi HAVC units for individual room temperature control and a new second floor exterior TREX deck for shaded outdoor Ohio River view dining. The Hollands are currently looking for a buyer for the next chapter of the Applewood building. A recent Legal Survey was completed setting out the land boundaries that comprise 1.035 acres of land with 252 feet of Ohio River frontage and 230 feet of road frontage on Judiciary Street. The County Assessor has diagrammed a total interior square footage at 9,952 sf (4,671 sf ground level, 3,601 sf second floor and 1,680 sf third floor). The parking lot is entirely paved with sidewalk along Judiciary Street. A five foot high brick wall encloses the entire back area of the building with wrought iron for a clear Ohio River view while dining. The brick wall continues along the Ohio River portion of the parking lot. Owner financing is available. The Applewood was designed as a restaurant, but other business use is feasible and even a unique individual residence would be an one of kind home.
