There will be a $500 late fee applied if the rent and utilities are not paid by the 5th of the month. 4. This is a one-year lease with the opportunity to extend the lease a second year at the lease's nine-month mark. 5. No smoking inside the home. If the tenant has smoked inside the property they agree to forfeit the full security deposit and may incur other damage fees. 6. This property does allow two pets under 50 pounds each. There is a non-refundable pet deposit of $300/pet. The tenant will not have any aggressive type pets and they will ensure that the pets are not a nuisance to the neighbors or neighborhood. These pets include, but are not limited to; Pit Bulls, Rottweilers, Akita, Doberman Pincher, Chow Chow, Cane Corso, Wolf Hybrid. They will pick up the pet's toys and excrement to allow the yard maintenance person to maintain properly. 7. Some lawn maintenance is included in the monthly rental fees. Tenant will be responsible for basic areas adjacent to the home. i.e.; walk ways and decks. 8. Payments will be required via ACH draw (best option) or an approved Electronic Payment Method. Tenants will be required to pay any bank fees associated with these methods. Checks will not be accepted. 9. At a minimum the property management company will inspect the property every six months for damages or maintenance problems. 10. This property does come partially furnished. The items will not be removed from the property.
