    1. Term The rental starts on [Start Date] and ends on [End Date]. To renew or move out, either party must give a written [Number, e.g., 30 or 60]-day notice before the end date. 2. Rent and Fees Monthly Rent: is due on the 1st day of each month. Payment Method: Paid via Online Portal, Zelle, Check, Money Order Late Fee: If rent is not received by the 5th day of the month, a late fee of $100 will apply. 3. Security Deposit The Tenant will pay a security deposit of a monthly rent payment before moving in. The Landlord will return this deposit within 30 days of move-out, minus any costs for repairs beyond normal wear and tear. 4. Utilities Landlord pays for: HOA fees Tenant pays for: Water, Electricity, Gas, Internet, Cable 5. Maintenance and Changes The Landlord is responsible for major repairs and keeping the property safe and livable. The Tenant must keep the property clean, report maintenance issues immediately, and cannot make alterations (like painting or drilling) without written permission. 6. Rules and Restrictions Occupancy: Only the signed Tenants may live in the property. Guests staying longer than 7 consecutive days require Landlord approval. Pets: Pets are not Allowed. Smoking: Smoking is strictly prohibited inside the property. 7. Entry and Ending the Lease Landlord Entry: The Landlord may enter the property for repairs or inspections with a 24-hour notice, except in emergencies. Default: If the Tenant breaks any terms of this lease or fails to pay rent, the Landlord has the right to end the lease and start eviction according to local laws.
