Large living room, spacious eat-in kitchen, free in-unit laundry, shared south-facing yard with fire pit, outdoor seating, raised bed with herbs I refresh for the tenants, mature orange and lemon trees with a newly discovered hummingbird nest. We get a lot of bird visitors. Seamless access to the yard from the kitchen. Fully gated pet friendly property! Great layout to make it a home with plenty of room to entertain inside and outside. This area gets zero fog and it's almost always sunny. We have the agricultural zone as Florida! First + $1000 refundable security deposit = $4000 total move-in costs. Proof of decent enough credit, steady employment or proof of funds, references and a $30 per person credit check required (to verify that you are who you say you are). Tenants pay their own utilities (pge ($100mo depending on usage) water ($30-40mo depending on usage it's split by the amount of people living at the property) Tenant can wirelessly connect to the fiber internet upstairs for free or set up their own service. I pay for garbage. No smoking cigarettes inside; outside okay. Vaping is ok indoors. Street parking; shared driveway spot on first-come basis. Rent controlled. 1 year rental, but willing to work with someone if they're the right fit. Neighbors all know one another, and many of the families have been here for 40+ years all very nice and community-oriented. My wife and I live two houses over around the corner. Far enough to leave you alone but close enough to help you with any service issues. I'm very responsive. Nextdoor are 3 gay men who worked in the theater. The corner house is a family of musicians who host a lovely drum circle on the weekends around the corner on Ellen street. We have a strong community watch WhatsApp group but it's in Spanish. Upstairs are three lovely ladies who each rent by the room. All tenants share light yard upkeep (leaves, lawn, fruit, and garbage cans on collection day) but I also help do these things. It's a community effort and you're welcome to garden if you like. Previous tenants have become friends with the upstairs tenants and still visit. One of the elderly tenants smokes pot on the upstairs deck (I recently added a covered awning for her so she didn't get wet). I deeply care about my tenant's happiness and try to reinvest the small profits back into the building. I also host neighborhood night out once a year in front of the property for the all the neighbors with food, bingo and prizes. Nearby Public transportation options, including BART, buses, ferries. There's a bus on high street that goes directly to SF and another that goes directly to BART. We lived here for 5 years commuting to SF without a car. 6 minute drive: Fruitvale BART - This train station also has a farmer's market - 15 min walk 10 minutes drive: Coliseum Stadium - Oakland A's and concerts Redwood and Joaquin Regional Parks - Forests of 150-foot coast redwoods, hiking, jogging, and horseback-riding trails, swimming, and mountain biking. 12 -15 minutes away Oakland International Airport Lake Merritt - 3.4-mile walking path, picnicking, sailing, kayaking, farmer's market and festivals, children's fairyland. Anthony Chabot Regional Park - golfing, an equestrian center, hiking, bicycling, and fishing. Jack London Square. Oakland Zoo. Alameda Beach/island with breweries, restaurants and parks. Tenants also get access for just themselves to our private and somewhat primitive 20 acre campground near the yuba river. We do have electric and potable water.
