If you don't want to commit to a yearly rental agreement, I would consider renting for 6 months at $3,000/per month or 3 months for $3,500/mo. Security deposit corresponding to short term lease would be $3,000 and $3,500, respectively. Security deposit is due at time of booking. The first monthly rent, along with last month rent is payable prior to moving into home. The booking/security deposit will be refunded, less a $750 cleaning fee, within 2 weeks of departure after the end of rental period and inspection, if there are no damages or losses. This will include return of keys, garage door remote controls, security gate cards, etc. Booking deposit is only refunded if the home is able to be re-rented. There is a one time optional $50 amenity fee per couple payable to The Villages. This will get you a temporary resident ID. The Villages is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time periods. Family activities are provided. Owner will pay all real estate taxes, monthly amenity charges, property insurance on the real estate property, sanitation, lawn services, water and sewer charges. Exception to this is if tenant incurs unusually high water bill for which they will be responsible. Note there is no phone landline at the property. Tenant will pay for renter's insurance, cable, phone and internet charges, electricity, natural gas charges and any other services they contract for their own volition. Tenant will not change the keys, make any property modifications or additions, without landlords written consent. Tenant must insure their personal property with renters insurance.
