A One Year lease is required, followed by month-to-month after one full year of occupancy. Rent. The Tenant agrees to pay to the Landlord as rent for the use and occupancy of the Leased Property the sum of $2,495.00 due on the first day of each month ("Rent"). Security Deposit. At the time of the signing of this Lease, the Tenant shall pay to the Landlord, in trust, a security deposit of $2,495.00. Utilities. The Tenant agrees to pay all charges for all utilities, including electricity, internet, cable, gas, water, garbage disposal, and telephones, used in or on the Leased Property during the term of this Lease. Use of Leased Property. No retail, commercial, or professional use of the Leased Property. Insurance. The Tenant shall maintain casualty insurance on the Leased Property in an amount equal to $100,000.00. Smoking/ Substance Use. The Leased Property shall be smoke-free and illegal substance-free. This includes both inside and outside the dwelling on the Property. "Smoking" or "to smoke" means and includes inhaling, exhaling, burning, or carrying any lighted smoking equipment or electronic vaping equipment for tobacco, marijuana, or any other smokable substance . The Tenant will be liable for any damages caused due to the Tenant or the Tenant's guests smoking or illegal drug use in the Leased Property. Painting and Decorating: Tenant shall not paint, wallpaper, or otherwise make any alterations to the premises without the Landlord's prior written consent. Any holes caused by nails, screws or other damages to walls or ceilings must be repaired to it's original condition prior to the end of tenancy. Landscape Maintenance: Tenant shall, at their expense, maintain the premises by watering, weeding, and overall conditioning the lawn, shrubs, trees, and landscaping. Pets: A cat or small animal may be allowed as a part of the rental agreement with written approval from the Landlord. The Tenant is required to complete a pet request form and obtain the Landlord's written permission before housing or allowing a pet on the Leased Property. Upon approval from the Landlord a $400.00 deposit will be necessary for each pet to cover any damages caused by the pet to the Leased Property. This deposit is separate from the security deposit specified in this Lease. Service Animals: The landlord will make reasonable accommodations for service animals that are trained to aid persons with a disability recognized by the American Disabilities Act (ADA) of 1990 and will be allowed on the property without a required fee. Tenant agrees to provide documentation for service animal upon signing of lease agreement. Tenant agrees maintain control of the animal including proper supervision, and custody. Tenant agrees to maintain proper waste disposal and property maintenance impacted by animal waste or use (i.e. damage to lawn, patio, fence, siding, or any exterior features). Tenant will be responsible for any damages caused by the service animal. Authorization for the service animal can be terminated if the tenant violates the terms of the agreement.
