Lease Terms for Furnished Short-Term Rental This agreement outlines the terms and conditions for the lease of a furnished short-term rental property. This also includes towels, dishes, pots and pans and basic kitchen appliances. By signing this lease agreement, both the Tenant and the Landlord agree to the following terms: This lease is a 30 day short-term rental agreement. Any extension of the term must be agreed upon in writing by both parties. 3. Rent Total Rent Amount: $3500 Payment Due: [Insert due date, e.g., upon signing or monthly intervals] Payment Method: bank transfer, online platform 4. Security Deposit Amount: $500 The security deposit will be held to cover any damages, excessive cleaning costs, or unpaid rent. There is a non-refundable $150 cleaning fee that will be held from the security deposit at move out. Any additional utilities or services are the responsibility of the Tenant unless otherwise agreed. 7. Use of Property The property is to be used solely as a residential dwelling. No parties or events are permitted without prior written consent from the Landlord. Smoking and pets are not permitted 8. Maintenance and Repairs The Tenant shall notify the Landlord immediately of any maintenance or repair needs. The Tenant shall not make any alterations or repairs to the property without the Landlord's prior consent. 9. Entry and Inspection The Landlord reserves the right to enter the property with at least 24 hours' notice for inspections, repairs, or showings. In emergencies, the Landlord may enter without notice. 10. Termination If the Tenant vacates before the end of the lease term, the Tenant forfeits the security deposit and rent payment. 11. Liability and Insurance The Landlord is not liable for the loss, damage, or theft of the Tenant's personal property. The Tenant is encouraged to obtain renters' insurance for coverage. 12. Governing Law This lease is governed by the laws of the state of Arizona. Any disputes shall be resolved in the jurisdiction of Arizona.
