Rent Amount: Rent is due on the 1st of each month. Payment must be made by check, bank transfer, or as otherwise agreed. Security Deposit: A security deposit equivalent to one month's rent is required, refundable at the end of the lease, minus any damages or outstanding rent. 2. Utilities and Expenses The following utilities are included in the rent: electricity & water. Any excessive utility usage may incur additional charges. The tenant is responsible for the costs of additional services, including but not limited to cable TV or premium internet options. 3. Smoking and Drugs No smoking: smoking of any kind, including cigarettes, cigars, and e-cigarettes, is strictly prohibited inside the suite or anywhere on the property. No Loud Music or Parties: No loud music, parties, or events are allowed during quiet hours or at any time if it disturbs the peace of the property or neighbours. 5. Maintenance and Repairs Tenant Responsibility: Tenants are responsible for general cleanliness and maintenance of the suite, including keeping appliances in good condition and reporting any issues promptly. Repairs: Should any maintenance issues arise (e.g., plumbing, electrical, or appliance malfunction), tenants must inform the landlord immediately. The landlord will arrange for repairs within a reasonable time frame. Access for Repairs: The landlord may need to enter the suite for repairs or inspections, with at least 24 hours' notice unless there is an emergency. 6. Visitors Guests: Tenants are welcome to have visitors, but overnight guests are limited to 2 nights per week without prior approval from the landlord. No Subletting: Subletting the suite or allowing others to reside in the suite without prior written consent is strictly prohibited. 7. Security and Locking Doors Tenant Responsibility: Tenants are responsible for ensuring all doors and windows are locked when leaving the suite. Keys: The tenant will be provided with keys to the suite and the main entrance. If keys are lost, the tenant may be responsible for the cost of rekeying the locks. Subletting No Unauthorized Subletting: Subletting or renting out any part of the suite to another individual is not allowed without prior written approval from the landlord. 8. Parking Parking Availability: A parking spot is available for one vehicle. Tenants must ensure their vehicle is parked in the designated area and follow any parking rules for the property. 9. Cleaning and Inspections Cleaning: Tenants are responsible for keeping the suite clean and tidy. Routine inspections may be conducted by the landlord with at least 24 hours' notice. Move-Out Cleaning: At the end of the lease, tenants are expected to leave the suite in the condition it was received, barring normal wear and tear. 10. Termination of Lease Notice Period: Either party must provide at least 30 days' notice before terminating the lease. If the tenant vacates without notice, they will be responsible for one full month's rent.
