Ok or someone with money to restore spots… This home is not a mobile home it is a rancher built in 1963. This home has a garage; pantry area, vaulted ceiling living room. It has a generous yard 0.11 acres. I have not had it inspected. Sold AS IS. It as a novice think, it can be fixed up would need to invest into it. And it’s a major undertaking. It is by a lot of outdoor activities near a village of 55 people, walking distance to national forest. Would be perfect for a contractor or investor. Will work with anyone on offers; am motivated seller. I am looking to get 6000-9,000.00 am willing to go as low as a couple thousand Zillow requires a 10k list price not looking to get that because this house is a full gut. The home went through a kitchen area fire after it was vacant. It has a cistern for water be careful I am held harmless for injuries please consult before viewing as the place is hazardous. The home is a large project but promising for a builder or first time home buyer who can put money into this. I don’t live in the area so cannot. It will need a lot of work as it is a major renovation but it’s situated in a beautiful area. Because it was built in 1963 I do not believe it needs a new foundation however it may need a new roof electrical maybe plumbing not sure etc..sold as is. Besides this home needing significant work and being a distressed property since it is a rancher it might be possible to rebuild it from the bottom up and expand gutting it and just use the old foundation or to tear down and have land. Since it’s not a 100 year old place it doesn’t have the foundation caving issue that I know of it has issues but I am unaware of the full extent since it has not been inspected by a structural engineer. Defects: complete gut and new roof. Wiring and old sheet rock. If you are a contractor with wiring experience, this would be a good place for you. I practice full disclosure because that’s the law, that said I have not had it inspected by a structural engineer all I can say is it’s a distressed place a major undertaking that require skilled labor and lots of repairs to be safe and habitable if possible could be a full gut. Had a fire a some point. So the gist of what I’m getting at is the place needs tons of work so I’m selling it cheap and sold as is. I am not an expert I don’t know what is wrong all I know I have shared above and beyond. I know 1. Wiring 2.roof 3. Had a fire 4. Neighborhood only so so doesn’t have drive bys but maybe sketch. 5. It was hoarded etc so it would require a team that does that kind of clean up I would say biohazard until it’s had remediation Also since it hasn’t been inspected by a structural engineer one it’s hazardous and two I want to manage your expectations the engineer may say it’s a tear down. In which case you bought land I just do not know having not had it inspected being not local and also I’m not an expert I’m a novice buyer. Was planning to live here
