The unit includes a bathroom, living room, full kitchen (minus a dishwasher), in-unit washer and dryer and small bedroom that can fit a king bed. The kitchen includes a full size fridge/freezer, stove and oven. The listing pictures do not show the current kitchen appliances as we currently have a tenant who will be moving late July. Utilities are a flat $200/month fee, yard care is covered by landlord. The unit is separated from the main house by a locked door and has some soundproofing. Large, .75 acre fully fenced yard with a gated driveway. The home is in heart of beautiful Wallsburg town with amazing mountain views and an extremely quiet street. 15 mins from Heber, 20 mins from Sundance Ski Resort, 8 mins from Deer Creek Reservoir and 20 mins from Orem. It is amazingly close to everything while still providing a quiet, beautiful farm town lifestyle set in the mountains. You have access to the shared yard which features a playground and plenty of room to stretch your legs. There is uncovered parking space for 2 cars in front of the unit. No pets allowed. As it is a guest suite, we will have strict noise policies from 10pm - 7am. We have one retriever dog who you may encounter in the yard sometimes. She is extremely friendly and will be your best friend. She has never been allowed in the guest suite so there is no dog hair. The yard is shared and you are welcome to use it anytime. The tenant's only responsibility will be to maintain their living unit in excellent condition. We are extremely respectful people and quick to respond, so feel free to reach out with any questions! No smoking. Any violation of the rental agreement will result in an immediate termination of the lease. :)
